At minimum, once a year. We also tell our customers to call us after any named storm -- even if the roof looks fine from the ground. Between the UV, the salt air, and hurricane season, South Florida eats roofing materials for breakfast. A quick annual check catches cracked tiles or worn sealant before a summer downpour turns it into an interior leak.

We go through everything: tiles or shingles, flashing, gutters, fascia, soffit, vents, and the decking underneath. We also get into the attic to check for moisture, mold, and insulation -- especially important down here where humidity sits at 80% half the year. You get a photo report emailed the same day with a plain-English condition rating and what we would do next if it were our house.

Absolutely -- it is one of the main reasons people call us. We format every report for Florida insurance carriers: timestamped high-res photos, written damage assessment, cause of loss, and estimated remaining roof life. Most adjusters in Miami-Dade and Broward accept our documentation without sending their own inspector out again, which speeds up your claim.

We fly a commercial-grade drone over your roof and capture high-resolution photos and video from every angle. It is the best option for barrel tile roofs -- stepping on those tiles can crack them -- and for two-story or three-story buildings where ladder access is tricky. The drone picks up cracked tiles, lifted shingles, and standing water that you would never see from the ground. A lot of our Key Biscayne customers with Spanish tile roofs request it specifically.
